CBRE | GWS Pacific contracted Absolute Fire Solution to conduct the annual inspection and address non-compliance issues for the Barangaroo Precinct. The scope covered multiple high-rise towers and the shared basement, ensuring that all relevant fire safety measures, including fire seals and lightweight constructed, were inspected, rectified, and endorsed.
SCOPE OF WORK
- Conducted annual inspections across the entire Barangaroo Precinct, including all designated towers and the shared basement, to verify compliance with relevant AS Standards and NCC requirements as part of the Annual Fire Safety Statement.
- Assisted the client during site meetings with the original contractors to clarify outstanding non-compliant items and to monitor rectification progress.
- Provided rectification recommendations and cost estimates for addressing identified non-compliant items within the precinct.
- Managed and executed rectification work, including the installation and repair of fire seals, fire collars, and fire/smoke dampers, to meet the fire safety compliance standards.
- Prepared and submitted a comprehensive final inspection report, which included photographic evidence, endorsing all fire safety measures listed on the Annual Fire Safety Statement.
Outcome
- Successfully identified and documented all existing non-compliant items in accordance with AS Standards and NCC requirements.
- Completed all necessary rectification work, which included the installation and repair of fire/smoke dampers, and fire seals, ensuring the AFSS could be endorsed without delay.
- Delivered detailed reports and photographic evidence of compliance, assisting CBRE | GWS Pacific in maintaining a comprehensive record for future audits and inspections.
